Our 2012 ENERGY STARTM Home, Harvard, MA.

Below are the presentation drawings for our new Energy Star 2012 home to be constructed in Harvard, MA. This home has 4 bedrooms, is 2360 square feet, and will have solar electric, thermal solar hot water, and be super-insulated (see below).

We are currently building two Energy Star homes (Harvard & Berlin MA) that are smaller in square footage, but maximize design space with open floor plans, few halls, large sunroom/breakfast nook windows with Southern Exposure, and skylight to window combinations which offer full views from bedrooms, all to create a spacious feeling without the energy costs of a larger home. "Not so big" houses. (A reference to architect Sarah Susanka's series of books on creating "Not So Big" homes.)

The Harvard house will be located at 10 South Shaker Road, set back from the road on a wooded lot a few miles North of the center of Harvard. South Shaker Road is a quiet road off of Rte. 110, on the way to Shaker Village.

The energy-efficient features of this home are:

  • 1) Solar photo voltaics: 3330 watt solar array utilizing 18 Schuco, 185 watt mono solar modules with inverter and reversing meter to complete system.


  • 2) Solar Thermal: Domestic hot water to be heated with two Schuco flat plate thermal solar panels with 80 gallon storage tank and electric backup.


  • 3) Superior insulation: Includes wrapping the entire house from under the slab to roof peak with 1.5" of extruded styrene foam insulation. All exterior bearing plates (fascia & soffit substructure, porch floor rim joists, porch roof rafter ledger, and ceiling rim, etc.) are connected over the foam, greatly reducing thermal bridging through the framing members. Interior walls & roof are further insulated with 5.5" blown in cellulose insulation (walls) and 9.5" blown in cellulose insulation (roofs).


  • 4) High performance windows: Harvey industries Tribute line of Double Low E, Krypton filled, triple-glazed windows with an R5 performance rating.


  • 5) Tight construction: All areas of potential leakage in the building envelope are sealed with spray foam to reduce air leaks, moisture issues, dust, and noise.


  • 6) Efficient Heating and Cooling Equipment: Because of the tight construction and insulation, the home’s heating and cooling system will consist of air source heat pumps, using 70% less energy/fuel costs than a traditional system for this sized home.

  • 7) Fresh air ventilation system: Indoor air quality is controlled by a heat recovery ventilator (HRV) with continuously supplied preheated outside air to the living space. Click here for more information on fresh air ventilation systems.
